What further value do architects provide?

You have decided to proceed with your building project. Or possibly to lease or build a new home for your business. Or perhaps you wish to create an investment property?
The second part of an architect’s service deals with local authority approvals. It also deals with construction documentation, as well as tender procedures.
Your architect will take care of these actions for you
Once you have approved the initial or sketch plans, your architect will take responsibility for the following on your behalf:
1. Draw submission drawings and submit them for Local Authority approval
There are two submission phases for new buildings as follows:
• A Site Development Plan, mainly to get “approval in principle” as regards town planning regulations. This approval is not necessary for single residential buildings.
• Building and fire safety plans for approval to build.
2. Additions or changes to an existing building do not require a Site Development Plan.
3. Produce construction drawings according to your approved sketch plans.
4. Manage a team of consultants and engineers and coordinate their disciplines. These consultants specialise in:
• Cost control
• Civil works
• Structural works
• Electrical installation
• Heating and cooling
• Fire safety
During this process, he/she will regularly consult with you.
5. Consult with you and advise you about the materials, fixtures and fittings to use in your building.
6. Select a list of local building contractors with the experience to build the project for you, including those that are capable of specialist work as required.
7. Produce tender documents in conjunction with the Quantity Surveyor and ask for tenders on your behalf.
8. After receiving tenders:
• Produce a tender report together with the quantity surveyor
• Recommend a building contractor. This will not be necessarily the one with the lowest tender, but the contractor best suited to deliver a quality project on time and within budget. You will have the benefit of your architect’s experiences with suitable building contractors in your area.
Now you know the cost of the project, the time it will take, and who will build it. You are once again in a position to choose whether to proceed with the project or not.
